Do you ever wonder how you can minimize the likelihood of a Buyer trying to renegotiate the purchase and sales transaction? Take this course to get informed from a legal standpoint, agency liability, and learn tips on how to make sure you and your seller can avoid “Round Two” and have a smooth closing.
Behind the Closing Curtain
Did you ever wonder about the procedures that happen “behind the curtain” in a closing attorney’s office? These closing procedures should not be a surprise, and as a realtor you should be able to fully explain the role of the closing attorney to your clients. This course will explain in detail what happens from the beginning of a real estate transaction through closing and beyond, with a focus on the particulars of the closing attorney’s duties, responsibilities, and special role in the process. Course topics will include the purchase and sales contract, the pieces of the pre-closing puzzle that are collected, reviewed and put together for the transaction, closing documentation, such as the settlement statement/HUD, what happens at the actual closing, and post-closing issues. We will also discuss how you can become involved with the closing attorney to ensure a smooth and timely closing.
Title Talk
Title insurance is not as well understood as other types of home insurance, but it is just as important. When your buyer purchases a home, instead of purchasing the actual building or land, a buyer is really purchasing title to the property- the right to occupy and use the land. That title or “ownership on paper” may be limited by rights and claims asserted by others, and can affect your buyer’s use and enjoyment of the property. In some cases, those claims can occasion financial loss. This course will instruct you as to how title insurance protects against these types of pitfalls, and what is included in a title examination.
